Meadowbrook Park Featured in Wall Street Journal

Wall Street Journal - Meadowbrook Park was recently featured in an article that focuses on the transformation of many of the country’s golf courses into master planned developments. As golf’s popularity wanes, these popular developments replace golf with mixed-use communities featuring restaurants, mircrobreweries, retail, amenities such as lakes, hiking and biking trails, and plenty of diverse recreational opportunities. Today, 136-acre Meadowbrook Park features an 84-acre public park with an activity center, sledding hill, adventure playground, single family homes, apartments, senior-living units, and a boutique hotel with supporting restaurant. LRK provided planning, architecture, and interior design services for Meadowbrook Park.

A Home Office That Really Works

Daily Memphian – Principal Carson Looney is quoted in this article about how our experiences during the COVID-19 pandemic are shaping our insights into what a home office should be. When designing the New American Home for the International Builder’s Show in 1993, Looney had to lobby the committee to design a 7-by-8-foot home office with a window and door instead of a 3-foot built-in kitchen desk. He won the argument and the home office was a hit. Ever since, Looney has advocated for functional home-office space, whether designing for a high-end custom home or an apartment. The article also contains Carson’s checklist of components that help a home office function well.

FedEx Logistics Wins MBJ Best Real Estate Deal of the Year

The Memphis Business Journal celebrated the second-annual Best Real Estate Deal (BRED) awards Tuesday, March 3, at The Cadre. Winners were named in hotel, industrial, mixed-use, office, residential, and restaurant/retail categories and an overall Deal of the Year was also announced. Projects were selected because of the complexity of the real estate deal as well as the potential for positive community impact. The LRK-designed FedEx Logistics Headquarters was winner of the office category as well as recipient of Deal of the Year.

A Vertical Urban Village in Memphis

ForbesCrosstown Concourse was recently featured in Forbes as “the most interesting adapted use project in America.” The article detailed the extensive process of turning the dilapidated Sears center into a vertical urban village. With inspiration from Todd Richardson and Christopher Miner, the creators of Crosstown Arts, and cooperation from the building owner Stanley Cates, the plan for a contemporary arts center emerged. Extensive funding was required to pull off this innovative design idea, but Crosstown now boasts a large community of artists, medical practitioners, students, and teachers. Crosstown Concourse is home to multiple restaurants, Crosstown Arts, Church Health, CBU, Memphis Teacher Residency, and many other community-based organizations. The upper floors also include 265 apartments with over 500 residents including St. Jude families receiving treatment, Ph.D. residents, teachers in training, and artist fellows. The open atriums with cascading staircases bring together the community in a place of adapted reuse to work, learn, exercise, eat, and enjoy the arts.

Memphis Business JournalSouth Main’s Central Station Hotel received two awards at the 2020 Building Memphis celebration held at the Memphis Botanic Gardens on February 13. Most significant was Project of the Year, recognizing the hotel for its excellence in development and integration into the community. Central Station Hotel also took home the award of Best Renovation-Large, rewarding its successful transition into a Hilton Curio Collection. LRK, in association with Bounds & Gillespie Architects, provided architectural services for the renovation.

Lake District Breaking Ground

Commercial Appeal - After four years of planning, the Lake District breaks ground on February 5th in Lakeland, Tennessee. On a 160-acre site worth $300 million, the project ranks as the second-largest residential and retail project in metropolitan Memphis. This urban village located in the far corner of Shelby County will consist of retail and residential areas separated by a man-made lake. Construction during Phase I of the project will include 109 townhomes, a hotel near I-40, and over 140,000 square feet of retail shops, restaurants, offices, and entertainment facilities. Phase II is expected to begin in two years and will consist of a lakefront boutique hotel, 25,000 square feet of restaurant space, 396 apartments above the retail shops, 171 single-family homes, and 75,000 additional square feet of corporate office space.

Crosstown Concourse Achieves Highest Fitwel Certification

Storyboard MemphisCrosstown Concourse, an LRK designed project, achieved the highest level of Fitwel certification of three stars. LRK’s Rogean Cadieux-Smith, a Fitwel ambassador, stated, “This program has not only proven but also promoted the broader vision of Crosstown Concourse, which is community wellness.” Consisting of education, medical, and exercise facilities, Crosstown Concourse has become a gathering place for the greater Memphis community. As the first architect in Memphis to be a certified Fitwel ambassador, Cadieux-Smith is leading programs to train her fellow LRK coworkers to focus on active design and Fitwel for their current and future projects.

Billy Penn – After two years of major renovation work, the former Thomas Powers School (ca. 1899) in the River Wards neighborhood of Philadelphia is set to welcome makers of all creative trades this spring. In addition to affordable spaces for artists, the three-story Kreate Hub Philly will include conference rooms, lounges, and outdoor deck, and gallery space. LRK provided architectural design services for this 40,000 square-foot project.

Daily Memphian - AutoZone applied for a construction permit this week to expand their downtown headquarters to include the renovation of 139-year-old, historic brick buildings located across the street from their current offices. Convention Center Renovation Named One to Watch in 2020

Trade Show News Network – The Renasant Convention Center was listed as one of six convention center updates and expansion to watch in 2020. Every square inch of the facility will be touched by this project, including meeting spaces embracing river and skyline views, new outdoor terraces, glass-enclosed concourses, pre-function space, and 46 breakout meeting rooms. LRK is providing architecture design services for the renovation.

Seazen at Rocky Point Receives Gold Best in American Living Award

Best in American Living Awards - ZOM Living’s Seazen Rocky Point received a national award in the Multifamily Development (4-7 stories, for rent) category from the Best in American Living Awards. Winners were announced Wednesday, January 22, 2020 during the annual NAHB International Builders’ Show in Las Vegas. Judges praised Seazen at Rocky Point’s “dog spa, the beautiful view, the details, and the workout room. They noted the hammock row, the wood detail, the tall ceilings, and the shower and bathroom.” LRK provided architectural design for the project.

Center for Active Design - The Center for Active Design (CfAD), operator of the Fitwel Certification System, has announced the certification of four trailblazing projects through Fitwel Community, a cutting-edge, evidence-based standard for optimizing holistic health benefits at the neighborhood scale. While nine projects around the country were selected to participate in the Fitwel pilot program, four unique developments—including Crosstown Concourse—emerged as leaders in piloting the Fitwel Community Scorecard to achieve certification.

Pillars of the Industry Awards - Seazen Rocky Point was recognized at the Pillars of the Industry Awards ceremony Tuesday, January 21st at the International Builders’ Show. Seazen Rocky Point was a finalist in the Best Mid-Rise Apartment Community (6 to 9 stories) category. In addition, Streetlights Residential’s The McKenzie won an award for Best Interior Merchandising of a Common Area. Interior design was provided by Waldrop Nichols and Streetlights Creative Studio, while LRK provided architectural services.

Centennial Park District Flourishing in Downtown Atlanta

Atlanta Business Chronicle – The Centennial Park District in downtown Atlanta has undergone major redevelopment over the past decade to create an “amenity-rich place for visitors to land.” The district has expanded its boundaries to include many restaurants and attractions such as the Mercedes-Benz Stadium, the Center for Civil and Human Rights, and the Georgia World Congress Center. Current projects consist of 4,000 new hotel rooms, bike paths, revamped pedestrian pathways, and apartment buildings, including the LRK-designed Post Centennial Park (438 units).

LRK Principals Mark Jones and Mike Sullivan will speak at the NAHB International Builders’ Show (IBS) next week in Las Vegas.

Mark’s panel, “What’s Next in Single Family Architecture,” will discuss leading design trends, innovations in attainability, and architectural opportunities that can help convert Millennial renters into homebuyers and motivate other age groups into buying new. The session seeks to look beyond the trends and discuss what’s coming up in single family housing.

Mike and fellow panelists will present “From Stacked Flats to Live-Work Units: Innovations in Attached & Multifamily Housing” and Examine design options for maximizing density in areas that are zoned for lower density and development. The session explores innovative approaches that are being used to develop low- to medium-density multifamily and attached housing in today’s market.

Best in American Living - The Parcels at Crosstown is featured as one of Best in American Living’s Communities of the Week. The Parcels at Crosstown, the residential component of Crosstown Concourse, comprises more than 300,000 sf and 265 apartments on the seventh through 10th floors. Significant design focus was exerted on infusing light throughout deep floor plates and creating a vibrant, authentic, and equitable community. A Silver Award winner in last year’s design competition, Best in American Living judges commented “This is a big ‘wow!’ The windows are fantastic, and it is very cool how the project team carved out the center of the former Sears distribution center for an atrium.”

Daily Memphian - Gilad Development Inc. has filed for three building permits, signaling construction is about to begin on retail portions of the Lake District development. LRK is providing architectural services for the project which will feature 150,000 square feet of Main Street retail with 396 apartments above, 75,000 square feet of office space, a hotel, two parking garages, restaurants, and a 10-acre lake and trails. In addition, the community will feature age-restricted apartments, lofts, and custom single-family homes on zero-lot lines.

 As an EDAC certified healthcare architect, Rogean is recognized as a member of a select group of healthcare professionals, healthcare administrators, and industry leaders committed to Evidence-Based Design principles. Rogean draws on her 20 years of acute/clinical care design experience and her passion for Wellness and Active Living as a Fitwel Ambassador. Orion is Taking Big Steps Towards Expansion

Daily Memphian- Orion Federal Credit Union is taking big steps to expand their branch in Memphis and surrounding areas. In preparing for future market growth, Orion plans to expand into Little Rock, renovate existing branches, and build new branches in the Greater Memphis area with LRK providing architectural services for several of these branches. What Now Atlanta- The Alastair has opened as part of Aria Village in Sandy Springs in anticipation of continued growth in the area due to the new Mercedes-Benz USA Headquarters. LRK designed this five-story residential development that provides residents with a variety of amenities such as a two-story fitness facility, pool deck, co-working spaces, dog wash, access to a screen porch or side yard, and 30,000 square feet of nearby retail and restaurants. The Alastair is proximate to the new Mercedes-Benz Headquarters and surrounding hiking trails.

StyleBlueprint -  An LRK-designed private residence at Pickwick Lake was recently featured in StyleBlueprint’s article recognizing the best ‘bonus rooms’ in the Southeast. The residence’s billiards, bar, and media room feature rustic elements such as exposed brick and reclaimed wood and is finished with modern fixtures and clean lines. Cindy McCord, Lead Designer of Cindy McCord Designs stated, “the built-in bar is my favorite feature of this room, because of its warm wood construction and finish, and its convenient location to the billiard area and the media room.”

UrbanArt Commission - UrbanArt Commission has announced the four artists selected to create public art projects for the renovation of the Memphis Convention Center. The commissions will include a suspended sculpture, two murals, and an interior project. LRK’s Frank Ricks served on the UAC’s artist selection committee. The Hill Featured in Shopping Center Business

Shopping Center Business – In the article, “Seizing New Opportunity by Creating an Experiential Nature,” LRK Principals Frank Ricks and Craig Henry describe how The Hill, an outdated 70s shopping center in Dallas, was transformed into a destination development with unique interior and exterior features. The design focuses on layers of recycled materials to create unique facades for each storefront. To connect the interior to the exterior, designers revamped the existing courtyard with new landscaping and outdoor seating. For the final touch, murals were commissioned from local artists on exterior walls to integrate local art culture into the renovation.

Plans for the Pinch District Move Forward

Memphis Business Journal- 18 Main LLC has announced a $1.1 billion project for the Pinch District in downtown Memphis. LRK is enthused that the guiding principles from our 2016 Pinch District Concept Plan are serving as the building blocks for this multi-block project. Consisting of two phases, the project will have a total of 2.8 million square feet available for residential, retail, hotel, and office spaces within multiple skyscrapers. Upon approval of the project, phase one can be expected to be completed in 2023.

Construction Begins on Third Phase of South City

Daily Memphian- The next phases of Foote Park at South City are underway, with phase three expected to be completed in early 2020. This mixed-income community, designed by LRK, has over 700 residential units, including market-rate units, affordable low-income housing tax credit units, and units that will be subsidized with project-based vouchers. Located on the west side of Danny Thomas Boulevard where the old housing project once stood, construction of the final, fourth phase is expected to be completed by June 2021.

Daily Memphian – LRK is honored to announce Frank Ricks was the recipient of the Downtown Memphis Commission’s Downtown Visionary Award Friday night. This lifetime achievement award was given for Frank’s design involvement in projects that have played a significant role in Downtown Memphis’ redevelopment. Dozens of LRK-designed projects were cited, including AutoZone Park, which Ray Brown, head of the Downtown Memphis Commission, said “changed the trajectory of Downtown.” 

“Frank is probably one of the smartest and most thoughtful urbanists I know,” Brown said. “He understands what a city is about. He understands how they work, what people need and what the whole system, both the environment and the people who use it, is all about.”

Houston Business Journal - Construction is nearing completion on the 255 Assay Street Luxury Apartments with residents scheduled to move in by the end of the year. Located in the 52-acre mixed-use district within Generation Park, a planned community in northeast Houston, the apartments are designed to be true Class A multifamily, appealing to all segments of the area workforce. Amenities include dog parks for large and small dogs, a lap pool, parking garage, business center, resident room with wood-burning fireplace and pool table, multiple outdoor entertaining areas, a fitness center with Peloton bikes, and 17,000 square feet of retail on the ground floor. LRK is serving as the design architect on the project.

Revised Plans for Union Row Unveiled

Daily Memphian – New details for Union Row were released on Thursday.  A revised plan for the $500-million development includes a modified site plan with less retail (47,018 square feet down from 90,000), less parking (1,646 spaces down from 2,200), and one of the two planned office buildings now devoted to a start-up company. Plans also include two hotels, apartments (711 units overall), and ample green space. "This is just kind of extending that Downtown density look and feel further east on Union Avenue," Principal Frank Ricks said. "This is going to make a major difference in the experience of approaching Downtown from the east."

HUD Selects Omaha Choice Neighborhood for $1.3 Million Dollar Grant

September 19th, HUD announced that Omaha’s Southside Terrace–Indian Hills Neighborhood is one of four $1.3 million 2019 Choice Neighborhood grants. LRK is the community planner and urban designer for this 2-year long effort that will engage the neighborhood residents and stakeholders to reimagine a community that was once known as The Magic City.  The neighborhood includes the historic Omaha Stockyards and its population is one of the most diverse in the City, with a mix of Latino, African American, and recent African refugees from across the continent.  LRK will be working with the City, Omaha Housing Authority, Southside Redevelopment Corporation, Heartland Workers Center, Spark CDI, The Simple Foundation, among other non-profit and philanthropy partners to create a plan to improve the quality of life for the residents, physically transform the neighborhood, and provide high-quality, mixed-income housing.

South City Grand Opening

WREG - Yesterday, a ribbon cutting marked the grand opening of the first phase of South City with 114 new mixed-income homes on a portion of the site of the former Foote Homes complex. The total number of residences will be 600 townhouse and walk-up apartments in five phases. Former residents of Foote Homes, which was often cited for poor living conditions, crime, and violence, are optimistic that this is the first step in a long-term revitalization strategy. LRK provided planning, urban design, architecture, and interior design services for South City. LRK’s Frank Ricks, Rob Norcross, and project architect Alex Bruce attended the celebration.

Memphis Magazine ­– Twenty years ago, AutoZone Park opened in Downtown Memphis, beginning the Downtown renaissance. LRK partnered with HOK Sport on the architecture and interior design of the ballpark and provided urban design for the 20-acre Memphis Ballpark District.

National Park ServiceLRK’s Sydney Matsumoto was part of the first-place team for the Charles E. Peterson Prize, a student competition of measured drawings presented by the National Park Service’s Heritage Documentation Program, The Athenaeum of Philadelphia, the American Institute of Architects, and the Association for Preservation Technology. Sydney and her team documented the Vizcaya – Casino in Miami. The drawing will augment the HABS/HAER/HALS Collection of measured drawings at the Library of Congress. Sydney recently became a full-time LRK employee after completing her master’s degree in Construction Management from the University of Miami and interning with LRK in the summer of 2018.

Historic U.S. Marine Hospital Soon To Be Renovated

Daily Memphian - Construction is expected to commence in April or May on the U.S. Marine Hospital renovation. The project consists of three brick buildings: the 75,000-square-foot main hospital and a 15,000-square-foot maintenance structure built in the 1930s and a 4,500-square-foot nurses' quarters built in the 1880s. The buildings will provide 71 multifamily units including studio, one-, two-, and three-bedroom apartments.
