After the original 100-year-old Court Annex building was destroyed by fire, the client sought a fresh, modern approach, reflecting the historic context and adjacent urban park. With ground-floor retail and office and 16 upper-story residences, the building has been fully leased since opening in 2010 with virtually no turnover in occupancy. CA2 achieved LEED NC Gold, making it the first residential building in Memphis with Gold certification.
